No law enforcement, library, general government or EMS impact fee. Confirmed three ways: the county's plain-language statement, the published assessment sheet, and the county calculator's source code, which defines only mobility, park, school and fire.
No transportation impact fee — replaced entirely by the mobility fee.
No Fire Marshal permit fee for single-family; that schedule is entirely commercial.
What we could not verify
These are reported as gaps rather than estimated. The total above is a floor.
Under-roof square footage — the permit fee is per under-roof area but the profile specifies heated area. $2,000 is arithmetically correct for 2,000 sf but almost certainly understates the real fee.
The parks impact fee phase-in percentage (65%) has no post-2022 Board action on record, though the county's own document promises an annual review
The mobility fee schedule is 46 months old. Corroborated by the live calculator and by the absence of any mobility ordinance in the Business Impact Estimates log, but no 2024–2026 document reaffirms it.
Why this number is easy to get wrong
The county links a file labeled 'Schedule — effective October 1, 2025.' The file behind that link is the March 23, 2026 revision. Trusting the link text produces pre-R25-111 water and sewer numbers.
The parks 'Recent Updates' PDF prints three columns — 55%, 65%, and 'Adopted Rate Identified by Study.' Only the 65% column is charged. Reading the rightmost column, which looks most authoritative, yields $3,300 instead of $2,145 — a 54% overstatement.
Pages 2–3 list residential electrical, mechanical and plumbing at $130 each. Adding them is wrong — footnote 5 folds all four disciplines into the per-square-foot fee.
