Fee schedules move constantly. Three separate fee families changed inside 60 days in one county in this
dataset. Another county's own website still links a schedule that expired seven months ago and reads 21%

What you are actually paying for
Plainly: counties we compile get published free on this site afterward —
that is how the coverage grows. You are not buying exclusivity or secrecy. You are buying
speed (your jurisdiction now rather than whenever we reach it),
specificity (your real unit mix and CO date instead of our standard 2,000 sq ft house),
and a document carrying every citation, which you can hand to a lender or an investment
committee. If none of those three is worth $290 to you, use the free pages instead — genuinely.
Why not just do it yourself
You can. It took between 11 and 25 official source documents per county, and every single
one had at least one trap that produces a confidently wrong number:
Polk County still hosts a pre-adoption draft schedule whose columns are headed
"100% of Study Rate." Those are 2027 rates. Using them overstates by $2,085 today — and would have been
$3,556 high last year.
Manatee County struck out its adopted 2026–2028 phase-in. The deletion is a scanned
redline, invisible to text extraction, so it reads as live. Any dataset showing Manatee increases in
those years is wrong.
Lake County has no county water or sewer utility at all. Assume one exists and your
entire utility line is fiction.
Osceola County's water and sewer is charged by a separate special district that
appears on no county fee page. It's $9,943 — 20% of the stack.
Weld County charges no construction use tax at all, while the municipalities inside
it charge 3.5–4.1% of half the valuation. Get the incorporated boundary wrong and the tax line is pure
fiction — in either direction.
Colorado tap fees hinge on a footnote: whether the developer already dedicated raw
water rights. Same district, same house — $17,600 if yes, $123,400 if no.
A third-party legal-code mirror we checked returned one county's impact fees off by
2.4×, in a clean, authoritative-looking page.
That's the product. Not the numbers — the confidence that they're right, and the citations
to prove it to a lender, a partner, or an investment committee.
