No stormwater or drainage impact fee, and no stormwater permit fee for a single lot. Stormwater is funded by an annual MSTU on the tax bill.
No environmental, tree, wetland or open-space fee; no certificate of occupancy fee; no plan revision fee; no separate electrical, mechanical, plumbing or gas permit on a new home.
What we could not verify
These are reported as gaps rather than estimated. The total above is a floor.
Under-roof square footage — the largest driver on the permit side. 2,500 sf is a working assumption, not a county figure.
Whether the surcharges apply to the permit fee alone or permit plus plan review — not published anywhere, roughly $4.70 either way
Whether a $50 Level 1 Admin Review and a $20 energy code inspection fee apply to a new home on an existing platted lot
The September certificate-of-occupancy factor is missing entirely from the waste assessment table in county code, which runs October through August only
Why this number is easy to get wrong
The county still hosts a pre-adoption draft PDF whose columns are all headed '100% of Study Rate.' Those are the fully phased-in 2027 rates, not what is charged today. Using it overstates the impact fee total by $2,085 — and would have been $3,556 high in 2025. The phase-in was added from the dais on 9/17/2024 and appears only in the codified text and the meeting minutes.
The permitting page shows four dated columns. In mid-2026 the correct one is the third. Reading the last overstates by 11.6%; reading the second understates by 12.4%.
The fee vests at PAYMENT, before CO — the opposite of the prior ordinance's rule, which set the rate at permit submittal.
Two interim assessments add about $789 and appear in no fee schedule — only in annual rate resolutions and county code.
