Building permit square-footage basis — the application collects both 'under roof total' and 'conditioned'. Computed on conditioned (2,000 sf). If Manatee applies $0.27 to under-roof (~2,600 sf), the permit is $702 and the total rises about $166.
A 'direct connection fee' of $375 for the first five months appears in R-23-058 sec 1 and reads as temporary construction water service; applicability to a new build is unconfirmed
Facility Investment Fees still show an October 2019 effective date. No adopted ordinance changing them was found, but rate studies went to the Board in late 2025.
A 10% Green Building permitting fee reduction is printed in the current schedule with no expiration and no documented application procedure — treated as not taken.
Why this number is easy to get wrong
The governing ordinances are scanned redlines. Ordinance 25-15's deletion of Phases 2, 3 and 4 is invisible to text extraction — it reads as live provisions. Any dataset showing a Manatee county impact fee increase in 2026–2028 is wrong.
County fees and school fees run on separate ordinances with different anniversary dates. The county's own combined schedule prints a single total with no hint the education column expires 9/8/2026.
The building fee schedule is dated 2023 but is confirmed current by a June 2026 memo — a case where the newest document validates the oldest one.
