Fees Pasco County does not charge
Verified absent, so you don't go looking for them.
No law enforcement or police impact fee. Verified two ways: the county calculator enumerates nine fee types and LDC 1301.B lists seven adopted programs, neither including law enforcement.
No fire permit fee on one- or two-family dwellings (Res. BCS 26-0249 sec X).
No one-time stormwater permit for a single platted lot — handled at the subdivision stage.
What we could not verify
These are reported as gaps rather than estimated. The total above is a floor.
Library Impact Fee — amount not found. The program is confirmed (LDC 1301.B.5, effective 2002) and appears as a live line in the county's own calculator, but LDC 1302.5 is not published as a standalone document and the codified text sits behind a login.
Hurricane Preparedness Mitigation Fee — amount not found. Same situation (LDC 1301.B.7, effective 2004).
A 'Resource Fee' appears in the county calculator but matches none of the seven adopted LDC programs
Wet taps ($1,290 water / $1,745 sewer) may apply if the lot lacks existing stubs
Why this number is easy to get wrong
The decisive rate tables in Ordinance 26-19 are flat images inside the PDF. Text extraction returns only page headers — and then falls back to the superseded 2022-2025 schedule still linked from the county's own Mobility Fee page, which is 21% low.
Each rate row carries five dollar columns (2021 Fee, Full Fee, Fee Before Incentive, Net Fee, Required Subsidy). Only Net Fee is charged. Taking Full Fee overstates by ~30%.
The building fee resolution was adopted July 14, 2026 but applies retroactively to July 1. Three separate fee families changed within 60 days.
How to use this. Every figure is transcribed from an official
Pasco County or Florida Statutes document, linked inline, with its effective date. No third-party
legal-code mirrors were used — in testing, one returned impact fees off by 2.4×. Built for screening
and pro-forma work; confirm with the county before you sign anything.
